What if I buy or sell a home under warranty?

A warranty from Atlantic Home Warranty is automatically transferable and increases the value of your home.  The warranty stays with the house, not the owner.  The new owners may contact Atlantic Home Warranty to determine the remaining length of warranty coverage.

 

What is NOT covered by my warranty?

Like any contract, there are limitations to the coverage.  Some of the exclusions are:

  • defects in materials, appliances, design and workmanship supplied by the purchaser;
  • defects resulting from improper maintenance on the part of the purchaser;
  • detached patios, detached garages and driveways;
  • well and septic systems; and
  • landscaping

What responsibilities do I hold in assuring that my home is covered under warranty?

When you are ready to move into your new home, you and the Builder will sign the "Certificate of Possession"(COP). The COP verifies the date that you took possession of the home. This is the "Date of Possession" and it is the effective date of the warranty on your home.

The warranty certificate cannot be issued until AHW receives a copy of the COP signed by the Homeowner and the Builder. The Builder is responsible to provide a signed copy to AHW. Sometimes this document does not reach AHW for a variety of reasons. Homeowners who do not receive their warranty certificate in the mail within 6 weeks of taking possession of their home should contact the Builder or AHW to verify that the document was received.

 

How do I know if my Builder's a Member of Atlantic Home Warranty?

Our Members are listed on our web site by province and area. Simply click here and follow the directions. You may also contact AHW directly to verify if the Builder is a Member.

 

What housing units are covered by the Warranty?

The Warranty covers single detached and semi-detached homes, townhouses, row-houses, condominiums, duplexes and manufactured homes.  These units must be constructed by a Registered Member of Atlantic Home Warranty.
